THE East Riding of Yorkshire Council (ERYC) Forward Planning team who are guiding the progress of the authority’s emerging ‘Local Plan’, have submitted an important document towards the consultation process in which they say that residential development proposed at Wychcroft is not in accord with that plan.

Birstall May submitted a planning application to build 28 new dwellings on the land known as Wychcroft on Magdalen Lane in March 2015. The proposal was a re-submitted proposal that claimed to address the concerns of planning and Environment Agency objections raised when the plan was first put forward in Autumn 2013.

The Forward Planning team at East Riding Council submitted their consultation response – an objection – at the end of April saying that they could not support residential development at the site until long-term solutions are found to address flood risk. Additionally, the type of properties proposed do not reflect the needs of the area or comprise a suitable housing mix. The site, they say, makes an important contribution to the appearance and character of the area and the proposed housing development would likely be detrimental to the setting of the Conservation Area.

Whilst the decision will still be made by Councillors at a planning committee meeting, the fact that planning applications must be determined in accordance with the Local Plan, would suggest that the Wychcroft housing plan in all likelihood will be refused.

The date of the planning committee meeting which will consider the Wychcroft planning application is likely to be arranged soon (now that the ERYC elections have taken place) and the Hedon Blog will bring you the advance details of that meeting in due course.
